Please find links below to the City’s adopted Redevelopment District Plans that the City’s Community Development Authority (CDA) is busy implementing. Redevelopment Plans work to revitalize a declining urban area, spur reinvestment in the community, and transform the area into a better place to live, work and play. The Plans are an important implementation component of the City’s adopted 2020 Comprehensive Plan, which encourages the creation of more livable, mixed-use areas within the community and redevelopment where urban services can be efficiently provided.
Redevelopment District #1 - Tess Corners
Redevelopment District #1 is located in the Tess Corners area of the city along Janesville Road.The district was originally created in 2003 and the plan has been subsequently repealed and replaced with this new plan set forth in 2010.The plan was updated due to the many changes occurring in the development of the immediate area and within City government in regards to various loan and grant programs available along this particular stretch of Janesville Road in Muskego. The project area also now includes the full Tess Corners Industrial Park that is also ripe with redevelopment opportunities and beautification possibilities. The area involved in this plan has been identified as being in decline based on disinvestment conditions, blighted commercial and residential properties, and lack of infrastructure.A variety of implementation efforts are part of this plan found in section 5 of the text.
Redevelopment District #2 - Downtown
Redevelopment District #2 is located all along Janesville Road from Bay Lane to the east to Racine Avenue on the west.The boundaries also now include the area of historic Pioneer Drive.The district was originally created in 2003 and the plan has been subsequently repealed and replaced with this new plan set forth in 2009.The plan was updated due to changes in the characteristics of the area involving the impending Janesville Road reconstruction, an improved economic development atmosphere and positive action by the City of Muskego.The downtown area has been identified as being an area for employment, shopping, and educational which can minimize transportation time and cost.A variety of implementation efforts are part of this plan found in section 5 of the text.
Redevelopment District #3 - Muskego Business Park
Redevelopment District #3 is located throughout what is known as the Muskego Business Park along Racine Avenue and Janesville Road. The district also includes portions of commercial opportunities along Janesville Road just west of Racine Avenue. If the Plan is ripe with implementation recommendations that work to foster more business opportunities in the Business Park. A variety of surveys and business interaction meetings were utilized in the formulation of this Plan. Follow Section 5 of the Plan to view the variety of implementation efforts and see the Log of Implementation to see the many competed task by city staff and the CDA.
Redevelopment District #4 - Mill Valley
Redevelopment District #4 includes the parcels along Racine Avenue from Tans Drive to College Avenue all centered on the northwestern gateway to the City of Muskego. The district has been identified as an area with redevelopment potential based on the lack of infrastructure, lcoation of a gateway to the Muskego community, and development/redevelopment potential. Further, there is potential for the City of New Berlin to begin development of Mill Valley Sand and Gravel pit located at the northwest corner of Racine Avenue and College Avenue in the City of New Berlin. Development of this parcel will have many impacts and development possibilities in the City of Muskego that this plan takes into effect.
